How to Read Arvada CO Neighborhoods: Follow the Foothills
Arvada CO neighborhoods make the most sense once you see where the city began. Stand on Grandview Avenue in Olde Town on a Saturday morning and you can see two versions of Arvada at once. Around you is a town grid that dates to 1870. Past the rooftops, the foothills fill the western sky, and that is the direction the city has been growing ever since.
The rest of the city follows that same line. The original town sits in the southeast corner, with postwar ranch streets spread out around it. The newest master-planned communities sit on the far northwest edge near Highway 93. So I sort Arvada by direction and ZIP code instead of by subdivision name. The ZIP hints at how old and how big the house is, and whether a metro district comes with it. All three shape your loan.
Here is the short version. Everything after the table is the long version.
| Area | ZIP | Median List | Median Size | Housing Built 2000 or Later |
|---|---|---|---|---|
| Olde Town and the south edge | 80002 | $599,250 | 1,482 sq ft | 36% |
| East of Wadsworth, incl. the Adams County edge | 80003 | $534,750 | 1,960 sq ft | 9% |
| West of Wadsworth, south of about 72nd | 80004 | $599,000 | 2,192 sq ft | 10% |
| Northwest, Ralston Valley area | 80005 | $657,250 | 2,518 sq ft | 18% |
| Far northwest: Candelas, Leyden Rock | 80007 | $825,187 | 3,734 sq ft | 71% |
Median list price and size: Realtor.com ZIP data for September 2026 (asking prices, not closed sales; Realtor.com marks the 80003 figure as less reliable that month). Housing built 2000 or later: Census ACS 2020-2024 five-year estimates, all housing units including apartments. ZIP lines cross city lines, and the area labels are approximate. Olde Town and South Arvada: Where the City Started
Arvada's story starts with gold. On June 22, 1850, a prospector named Lewis Ralston dipped his pan into a creek here and found almost $5 in gold in the first pan. In 1995 the Colorado Historical Society recognized that Colorado's first gold discovery happened in what is now Arvada. Most of the people who followed came for gold and stayed to farm.
The town itself came later. Benjamin Franklin Wadsworth laid out a town of nine square blocks on his 160 acres, and his wife Mary Ann named it Arvada after her brother-in-law, Hiram Arvada Haskins. The formal notice of the new town, population 100, was posted on December 1, 1870. That grid is today's Olde Town, and my Olde Town Arvada living and buying guide covers it street by street.
Of all the Arvada CO neighborhoods, ZIP 80002, which holds Olde Town and much of the city's south edge, has the widest mix of ages. In the Census figures, 25 percent of its housing was built before 1960. Yet 36 percent was built in 2000 or later, much of it apartments and attached homes. Only 44 percent of homes in the ZIP are detached single-family houses, the lowest share in Arvada. As a result, the median listing here is the smallest in the city at about 1,482 square feet. It is also the most expensive per square foot, at about $349.
The G Line and Arvada CO Neighborhoods Near the Train
RTD opened the G Line on April 26, 2019. The 11.2-mile electric commuter line runs from Denver Union Station through northwest Denver and Adams County into Arvada, and it ends at Wheat Ridge. RTD lists service every 30 minutes.
Three stations carry Arvada's name, and each serves a different set of Arvada CO neighborhoods. The Olde Town Arvada station, at 5575 Vance Street, is a short walk from the historic district. Arvada Ridge sits to the west near Kipling Street and the Wheat Ridge line. The third, 60th and Sheridan, Arvada Gold Strike, sits at 5980 Sheridan Boulevard on the city's eastern edge.
If you are buying near a station because of the commute, check the address the same way you would anywhere else. A home near Arvada Ridge may carry a Wheat Ridge address. A home near Gold Strike may sit in a different county, which brings me to the east side.
Arvada CO Neighborhoods East of Wadsworth and the Adams County Edge
ZIP 80003 covers much of the city east of Wadsworth Boulevard, including the area around the Arvada Center at 6901 Wadsworth Boulevard. These are the postwar Arvada CO neighborhoods. About 60 percent of its housing was built in the 1960s and 1970s, and only 9 percent since 2000. Expect ranches, bi-levels and tri-levels on established lots, with a median listing size of about 1,960 square feet.
Here is the detail that surprises buyers. Almost all of Arvada is in Jefferson County, but a small piece of the city sits east of Sheridan Boulevard in Adams County. When I checked the Census boundaries, that piece ran roughly from 58th Avenue to 68th Avenue, a few blocks east of Sheridan. The Gold Strike station address itself falls in Adams County.
That county line changes your school district. The Jefferson County side of Arvada is served by Jefferson County School District R-1, known as Jeffco Public Schools. The Adams County pocket falls inside Westminster Public Schools in the Census school district map. The good news is that the loan limit does not change. Both counties carry the same 2026 conforming limit of $862,500 for a one-unit home.
