A Superior, CO Community Guide That Starts on Indiana Street
A little before eight on a weekday, South Indiana Street belongs to backpacks. Superior Elementary sits at 1800 S. Indiana, and its first bell rings at 7:50. Two blocks north, the town's North Pool and four tennis courts wait at 1650. Head south instead and you pass Wildflower Park at 3151, then Eldorado PK-8 at 3351. In other words, one street threads two schools, a pool and a park, and most of it can be walked.
That is why I built this Superior, CO community guide around three things: schools, parks and trails. They are what families ask me about first, long before we talk about a loan. They are also the details that listing sites get wrong most often, so everything here was checked against the school district, the Town of Superior or Boulder County in October 2026.

Schools in This Superior, CO Community Guide: One District, Four Names
Superior keeps the school question simple in one way. The whole town sits inside the Boulder Valley School District, which runs 56 schools across 11 communities. So unlike Westminster or Thornton, there is no district line to cross between one end of town and the other. The question is which building, not which district.

Notice what the table does not say. It does not tell you which neighborhood feeds which school, because attendance lines bend around individual streets. For that reason, I never guess from a map or a listing. Type the exact address into the School Finder before you write an offer.
The 2027-28 Change Every Superior Buyer Should Read
Here is the part to slow down on. On September 22, 2026, the BVSD Board of Education adopted the Resilient Schools plan, its response to falling enrollment. Most of the plan closes or moves schools in Boulder and Broomfield. However, one piece lands directly on Superior, and it takes effect in the 2027-28 school year.
- Eldorado PK-8 becomes an elementary school. The middle grades leave the Indiana Street building.
- Monarch PK-8 becomes a middle school. The elementary grades leave the Campus Drive building in Louisville.
- The Monarch elementary attendance area is divided among Fireside, Superior and Eldorado elementary schools.
- The Eldorado and Monarch middle school attendance areas are combined into one.
Nothing changes during the current school year, and no Superior school closes. Still, the district's own reasoning is worth knowing. It reports that fewer than half of the elementary students living in the Monarch area attend Monarch today. In addition, more middle schoolers living in the Eldorado area choose Monarch than Eldorado. So the plan follows where families were already going.
What does that mean if you are buying this fall or winter? Ask which building your address will feed in the year your child enrolls, not just this year. A fifth grader at Eldorado today is headed for a different middle school building than last year's fifth graders were. The district is posting transition details on its Resilient Schools page.
Choice Enrollment Dates for 2027-28
Colorado lets families apply to schools outside their assigned one, and BVSD runs that through a lottery. For the 2027-28 school year, the on-time choice enrollment window runs from November 1 to December 18, 2026. Seat offers are expected on or about December 23, and you have 13 days to accept and register. After that, applications are still taken through August 31, 2027, but they go to wait lists.
Keep in mind that a choice seat is never promised, and families who choice into a school handle their own transportation. As a result, many buyers still want the neighborhood assignment to match the school they have in mind.

Parks in the Superior, CO Community Guide: Where the Afternoons Go
For a town of about 13,000 people, Superior carries a long amenity list. The Town of Superior counts 13 playgrounds, three multipurpose fields, three baseball and softball fields, four tennis courts, three basketball courts, a skate park and two outdoor pools. Here is where the big pieces sit.
- Community Park, 1350 Coalton Road. This is the sports hub. It holds the Scanlan and Stewart baseball fields, the synthetic Williams Turf Field for football and soccer, a second multipurpose field and a basketball court.
- Autrey Park, 1830 Honey Creek Drive. Six pickleball courts and a disc golf course with nine tee pads, each with two basket positions.
- Wildflower Park, 3151 S. Indiana Street, and Founders Park, 601 W. Coal Creek Drive. Both have basketball courts, and Wildflower sits between the two Indiana Street schools.
- North Pool, 1650 S. Indiana Street. A heated leisure pool, a wading pool for small children and 25-meter lap lanes, next to the tennis courts.
- South Pool, 3300 Huron Peak Avenue. A heated leisure pool with a slide, a climbing wall and a mushroom fountain, plus 25-yard lap lanes.
The pools are a real perk. The Town says admission is free, but everyone needs a no-cost SplashPass, which residents register for online each season. They are summer pools, though. In 2026 the North Pool was set to close around August 23 and the South Pool on September 7.
One note for anyone touring right now. The Superior Community Center at 1500 Coalton Road, the town's spot for remote work tables, library services and kids' programs, is temporarily closed for structural, drainage and foundation repairs. The Town expects the work to wrap up by early November 2026. Meanwhile, programs have moved to the Superior Civic Space at 2250 Main Street in the town center.
Trails: The Superior, CO Community Guide to Getting Outside
The Town counts 29.75 miles of trail inside Superior, a mix of on-road routes, paved paths and soft-surface trail. It also reports 570.75 acres of developed open space, 58.45 acres of natural open space it owns and another 159 acres protected by conservation easements. Dogs must be leashed on town trails.
The larger landscape starts where the houses stop. Boulder County's Coalton Trailhead on the edge of town opens onto rolling grassland and three trails the county rates as easy.

That fall grazing closure is more than a footnote. Boulder County says the cattle keep the grassland healthy and reduce the fuel available for fire, which matters most along the east side of the property near Superior neighborhoods. The Marshall Fire crossed this same grassland on December 30, 2021, so the town takes that work seriously.
For buyers, the practical step is small but important. Ask for a homeowners insurance quote early in your search, because your lender needs proof of coverage before closing and the premium is part of your monthly payment. One more map note: Davidson Mesa, the open space across US 36 that many people link with Superior, belongs to Louisville. My Louisville community overview covers it.
What the Superior, CO Community Guide Means for Your Mortgage
Schools and parks do not change your loan program. The county does matter, though. Superior is in Boulder County, where the 2026 conforming loan limit for a one-unit home is $879,750. That is higher than the $862,500 limit in Broomfield, Adams and Jefferson counties next door. A conforming loan is simply one that fits under that line, and it usually comes with more flexible down payment options than a jumbo loan.
Now look at prices. In September 2026, Realtor.com put the median list price in ZIP 80027 at $797,450, down 7.8 percent from a year earlier. Homes sat a median of 70 days, and about 24 percent of listings carried a price cut. Two cautions apply. First, 80027 covers both Superior and Louisville. Second, these are list prices, not closed sales.
Even so, the takeaway is useful. The median listing sits under the Boulder County limit, so many Superior purchases fit a conforming loan. Meanwhile, a slower market gives buyers room to ask for seller credits. How to Use This Superior, CO Community Guide Before You Offer
- Run the address through the BVSD School Finder. Then ask the district which buildings that address feeds in 2027-28, since the elementary and middle school lines are being redrawn.
- Mark December 18, 2026 on your calendar. That is the last day of the on-time choice enrollment window for next school year.
- Walk from the front door to the nearest park and trail. A map says half a mile. Your feet will tell you whether a seven-year-old can do it alone.
- Get an insurance quote on the specific home. Do it before your inspection deadline, not after.
