Westminster, CO Schools and Home Buying: A Saturday on 104th Avenue

It starts at Standley Lake Regional Park, where the paved shoreline loop fills with strollers and trail runners by nine on a Saturday morning. Drive east on 104th Avenue and you pass Standley Lake High School at 9300 West 104th, a Jeffco campus. Keep going past Sheridan Boulevard and the houses get newer, the streets get names like Bradburn Boulevard, and the schools now belong to Adams 12 Five Star. Turn south on Federal Boulevard toward the water slides at Hyland Hills and you cross into Westminster Public Schools without a sign, a fence or any change in the sidewalk.

That is the whole story of Westminster, CO schools home buying in one drive. Families come here for the trails, the commute that splits the difference between Denver and Boulder, and the 120-plus miles of city trail that connect one park to the next. What they discover during the search is that the school district under a house is a property fact, like the lot size or the year built, and it can change from one block to the next.

I write this as a mortgage lender, not a school counselor. I do not rank schools and I will not tell you which one is right for your child. What I can do is show you where the lines fall, how to verify them before you write an offer, and how the district line shows up in your monthly payment.

Three Districts, One City: The Westminster, CO Schools Map

Westminster straddles Adams and Jefferson counties, and its public schools are split three ways. The Colorado Department of Education's SchoolView profiles for 2025-26 put the districts at very different scales, and all three earned the state's Accredited with Distinction rating for 2025.

Scale is not quality, and I am not suggesting otherwise. It does shape the experience, though. Jeffco is one of the largest districts in Colorado and organizes itself into 17 articulation areas, each a set of elementary and middle schools that feed one high school. Adams 12 spans five cities and runs a career program with 25 pathways. Westminster Public Schools is small enough to run a single comprehensive high school, Westminster High, plus a set of PK-8 and innovation campuses.

Which Westminster Neighborhoods Sit in Which District

I checked the neighborhoods buyers ask me about most against the Census Bureau's school district boundary layer in September 2026. This is a starting point for your search, not a substitute for an address-level lookup, because the lines bend around individual streets.

Westminster, CO Schools Home Buying on the West Side: Jeffco and the Lake

West of Wadsworth, the city feels like the edge of the plains. Standley Lake covers about 3,000 acres with its park, and the neighborhoods that wrap around it were built for people who wanted a garage for the kayak. This is Jeffco's Standley Lake articulation area, which the district describes as nestled within Westminster. It holds four elementary schools, Adams, Lukas, Ryan and Semper, two middle schools, Mandalay and Wayne Carle, and Standley Lake High School.

Standley Lake High serves more than 1,100 students and offers both the International Baccalaureate Middle Years and Diploma programs, 14 Advanced Placement courses and concurrent enrollment credit through Red Rocks Community College. Its address is 9300 West 104th Avenue, ZIP 80021, which matters for your search because 80021 is labeled Broomfield in most listing data even though a large part of it is Westminster.

What this means for your loan: the housing stock here is mostly detached single-family, which is the simplest property type to finance. North Westminster: Adams 12 Five Star and the Newer Neighborhoods

Cross Sheridan Boulevard heading east on 104th or 120th and you are in Adams 12 territory. This is the Westminster of Bradburn Village, where the Whole Foods anchors a village center you can walk to, and Legacy Ridge, where the homes ring a golf course. It is also The Orchard Town Center at 144th and I-25, with the Alamo Drafthouse and the outdoor mall, and the newer subdivisions that fill in around Huron Street.

Adams 12 is a five-city district with about 33,000 students, and its boundary maps are published separately for elementary, middle and high school. Mountain Range High School sits inside Westminster at 12500 Huron Street with more than 1,800 students, a High School of Business program that can earn up to 21 college credits, and a DECA chapter the school describes as the largest in the state. Which Adams 12 high school a given Westminster address feeds is a boundary-map question, and I would not guess it from a listing.

What this means for your loan: newer construction appraises cleanly, townhomes and row houses are common in Bradburn, and attached homes bring an HOA review into the file. Prices in the golf course pockets run higher than the city median, so this is where I see the most 20 percent down conventional loans and the occasional jumbo. South Westminster: Westminster Public Schools and the Original City

South of about 92nd Avenue, the city gets older and closer together. Shaw Heights, Hyland Greens, Sunset Ridge and Harris Park were built from the 1950s through the 1980s, the lots have mature trees, and Westminster Station on the RTD B Line puts Union Station a short train ride away. This is Westminster Public Schools, the district that was Adams County School District 50 until it changed its name in 2016.

Two things make this district different. First, it runs a competency-based system in every school, where students advance when they show mastery of a level rather than by age, and it describes itself as the largest district in the country to do so district-wide. Second, it is an open enrollment district by design, with programs like the Colorado STEM Academy, the Metropolitan Arts Academy and an International Baccalaureate track that draw students from outside its lines.

The 2026 Consolidation Plan Every South Westminster Buyer Should Read

If you are shopping south of 92nd, this is the part to slow down on. Enrollment in Westminster Public Schools has fallen roughly 23 percent since 2010, and about 3,400 students who live inside its boundaries attend school elsewhere, while roughly 1,150 come in from outside. On February 24, 2026, the board voted 4-0 to adopt the Forward Together Facilities Initiative, a phased plan that runs through 2030.

• 2026-27: the Westminster Academy for International Studies program moves to Harris Park as a PK-6 international focus school, and its seventh and eighth graders move to Uplands Discovery Campus, which combines the former Flynn Marzano Academy and Shaw Heights Middle.
• 2027-28: Fairview and Tennyson Knolls become PK-6, with grades 7 and 8 moving to Colorado Summit Leadership Academy and Hodgkins Leadership Academy.
• 2028-29: Mesa Elementary closes, with students reassigned by a boundary committee, Sunset Ridge becomes PK-6, and the new Uplands Discovery Campus building is scheduled to open.
• 2029-30: Hidden Lake Secondary relocates to the former Mesa building.

None of that changes whether you can finance a home in these neighborhoods. It does change the question you ask. Instead of asking which school a house feeds today, ask the district which school it will feed in the year your child enrolls. A one-block difference near Mesa, Sunset Ridge or Hidden Lake may mean a different building in 2028 than it does in 2026.

What this means for your loan: this is the most attainable part of the city. Realtor.com's August 2026 data puts the median list price in ZIP 80030 at $450,000, down 7.6 percent from a year earlier, with about 1 in 5 listings carrying a price cut. Those are list prices, not sales, but they sit far below the $862,500 loan limit, which is why FHA loans in Westminster and 3 percent down conventional loans do so much of the work here.

Open Enrollment: Why the District Line Matters Less, and Still Matters

Colorado gives you more freedom than most states. Under C.R.S. 22-36-101, every district must let students from other districts apply to its schools without tuition, as long as there is space. All three Westminster districts run formal choice windows for the following school year.

So why do families still search by district? Three reasons. A choice seat is never guaranteed, and popular programs fill by lottery. Transportation for a choice student is generally the family's job, which in a city this spread out means a daily drive. And the neighborhood school is the one your kids walk to with the neighbors' kids, which is a big part of why people move to a place like Westminster in the first place.

What the District Line Does to Your Mortgage in Westminster, CO

Here is the honest answer: your loan program does not care which district you are in. FHA, VA, USDA and conventional loans all use the same 2026 limit of $862,500 for a one-unit home in Adams and Jefferson counties, and the same credit and income rules apply on both sides of Sheridan Boulevard. Where the district shows up is your property tax bill, and therefore your monthly payment.

Colorado assesses residential property at 7.05 percent of value for school district taxes in 2026 and 6.80 percent for other local governments, and each school district sets its own mill levy, which is the tax rate applied to that assessed value. Jeffco, Adams 12 and Westminster Public Schools each set their own. Your county then adds the city, fire, library and any metro district levies for that specific parcel. When I pre-approve you, I estimate taxes for the actual address, not the city average, and build them into escrow, the account your lender uses to pay taxes and insurance out of your monthly payment. A practical note for buyers comparing districts: two homes with the same price in Jeffco and Adams 12 can carry different monthly payments because of the levy, and the difference is usually small compared to the swing from a metro district. New construction in the northern part of the city often sits in a metro district that adds its own levy to pay for the streets and parks. Ask for the prior year's tax bill on any home you are serious about.

How to Verify Westminster, CO Schools Before Home Buying: My Checklist

1. Look up the exact address in the district's own tool. Jeffco's School Finder lives inside EnrollJeffco, Adams 12 publishes elementary, middle and high boundary maps, and Westminster Public Schools posts a district map. Do not trust the school panel on a listing site.
2. Ask about the year your child will enroll. In Westminster Public Schools, the Forward Together plan changes feeder patterns through 2030. Adams 12 also runs public and administrative boundary change processes when a new school opens.
3. Check the choice window if you want a different school. If your closing is in spring, the first-round window for the next school year has already closed in all three districts. Plan your search around that calendar.
4. Pull the prior-year tax bill. It tells you the school levy and whether a metro district is on the parcel.
