Westminster, CO First-Time Buyer Checklist

A Westminster CO first time buyer checklist has two parts: the documents your lender needs, and the checks to run on a specific address before you offer. Picture a Saturday of open houses between Standley Lake and The Orchard. Two homes can share a price and still differ in county, school district, and tax bill. Here is how to tell them apart.

What a Westminster CO First Time Buyer Checklist Should Cover

A Westminster CO first time buyer checklist has two halves: the paperwork your lender needs, and the checks on the address itself before you write an offer. Most checklists stop at the first half. In Westminster, the second half matters just as much, because one city line crosses two counties, three school districts, and a long list of special taxing districts.

I already wrote a step-by-step guide for Westminster first-time buyers that covers down payments, credit scores, assistance programs, and the timeline from first call to keys. This page does not repeat it. Think of it as the two lists you keep on the counter while you shop, with the rule behind each item so you know why it is there.

The Market Behind This Westminster CO First Time Buyer Checklist

Here is what first-time buyers are walking into this fall. Realtor.com's September 2026 figures for the ZIP codes that cover Westminster show steady inventory and plenty of sellers adjusting their prices.

Roughly one listing in three has taken a price cut in every Westminster ZIP. In 80030, the share is closer to four in ten. For a first-time buyer, that usually means room to ask for help with closing costs or a rate buydown, and time to run every check on this page before you commit. It also means a complete document file matters, because a seller weighing two offers will often pick the buyer whose lender has already reviewed everything.

Part 1 of the Westminster CO First Time Buyer Checklist: Paperwork

Lenders do not invent their document lists. Most of what I ask for traces back to Fannie Mae's Selling Guide, and FHA and VA keep their own versions. Gather these before you start touring, and pre-approval goes quickly.

Add a government photo ID to the stack, along with a signed gift letter if a relative is helping with the down payment. My guide to gift funds in Colorado covers who can give and what the letter needs to say. If you are self-employed or paid by commission, expect a longer list that includes tax returns.

Why the Four-Month Rule Matters in a Slow Market

That last row in the table catches people. Under Fannie Mae's rule, your credit, income, and asset documents must be no more than four months old on the note date, which is the day you sign at closing. In a market with 42 to 66 median days on the market, a search that starts in November can easily close in March. Plan on sending fresh paystubs and statements partway through. It is routine, and it is much easier when you know it is coming.

Large Deposits Need a Paper Trail

Fannie Mae defines a large deposit as any single deposit over 50 percent of your total monthly qualifying income. If you earn $6,000 a month, a $3,500 transfer from a friend, a side job, or the sale of a car will need a short explanation and a document behind it. The simplest fix is to leave your accounts alone for the two months before you apply, and to ask me before you move money between them.

Part 2 of the Westminster CO First Time Buyer Checklist: The Address

Two Westminster homes with the same price can come with very different property tax bills, schools, and monthly dues. Before you write an offer, run these five checks on the specific address. Your real estate agent will help with several, and I check the tax and HOA figures because they go straight into your payment.

1. Which County the Home Is In

Westminster sits in both Adams County and Jefferson County. The county decides where you pay property taxes, which treasurer and assessor hold the parcel's records, and which county services you use. For loan size, the split does not matter: both counties carry the same 2026 conforming loan limit of $862,500 for a one-unit home, according to the FHFA's published list.

2. Which School District Serves the Address

Three public school districts divide the city: Jeffco on the west side around Standley Lake, Adams 12 Five Star Schools across much of the north and middle, and Westminster Public Schools in the south. The listing's school field is not proof. Use the district's own boundary tool for the exact address, and note that Westminster Public Schools adopted a facilities plan in February 2026 that changes several school configurations over the next few years. My Westminster schools guide covers the district lines and those changes.

3. Whether the Home Sits in a Metro District

Colorado developers often build new neighborhoods inside metropolitan districts, which add their own mill levy to the property tax bill, so ask about it on any Westminster address. Colorado law, C.R.S. 38-35.7-101, requires every residential contract to carry a bold notice that special taxing districts may carry debt and that owners could face higher mill levies. The notice tells buyers to check with the county treasurer and to review the certificate of taxes due. I pull that tax figure for every address, because it can move a monthly payment more than a small rate difference.

On a newly built home inside a metro district, the law goes further. Under C.R.S. 38-35.7-110, since January 1, 2022, the seller must hand you the district's most recent notice to electors, its service plan, and a written statement of how much debt the district can issue and its maximum debt service mill levy, before or when the contract is signed. If you are shopping new construction, read that statement closely. My Westminster new construction loan guide covers the financing side.

4. The HOA and Its Documents

If the home is in a common interest community, C.R.S. 38-35.7-102 requires a bold disclosure that you will have to join the association, pay its assessments, and follow its rules, including any architectural approval for changes. The disclosure itself warns that unpaid assessments can lead to a lien. Ask for the declaration, bylaws, rules, budget, and the current assessment amount, because the monthly dues count in your debt-to-income ratio. For a condo, I also check the project's approval status for FHA or conventional financing. My condo financing guide explains why that matters.

5. A Radon Test

Colorado's health department says about half of the state's homes have radon above the EPA's recommended action level of 4 picocuries per liter. Under C.R.S. 38-35.7-112, every residential contract must carry a bold radon disclosure, the seller must share any known test results and whether a mitigation system is installed, and you must receive the state's radon brochure. No test is required by law, but the state strongly recommends one before you buy.

A short-term test takes 48 hours or more, after the house has been closed up for 12 hours, so book it early in your inspection window. If the result comes back high, the inspection objection is where you ask the seller to install a mitigation system or adjust the price.

A Westminster CO First Time Buyer Checklist for the Contract Window

Once your offer is accepted, Colorado's standard purchase contract runs on a table of dated deadlines for title, HOA documents, inspection, and the appraisal. Missing one can cost you the right to object. While those clocks run, a few habits keep your loan on track.

  • Hold your credit still. No new cards, car loans, or store financing until after closing. New debt changes your ratios. My credit score guide explains why.
  • Leave your accounts alone. Every new large deposit needs a paper trail, and moving funds between accounts adds statements to the file.
  • Keep sending paystubs. If closing drifts past the four-month mark, I will ask for fresh documents.
  • Finish your homebuyer class if your program requires one. CHFA requires every CHFA borrower to complete a CHFA-approved class before closing, and each borrower registers on their own. In-person and online classes are offered in English and Spanish. See my Colorado down payment assistance guide for how CHFA programs work.
  • Read the radon, metro district, and HOA disclosures in your contract. They are bold for a reason.

What This Means for You

A first home in Westminster is very doable on a first-time buyer's budget, and a softer fall market gives you time to be thorough. The buyers who close smoothly are the ones who gather the documents early, check the address before they fall for it, and know which disclosures to read. If you start with these two lists, most of the surprises are gone before you write your first offer.

FAQs About a Westminster CO First Time Buyer Checklist

What should be on a Westminster CO first time buyer checklist?

Two lists. The first is paperwork for pre-approval: photo ID, your most recent paystub, W-2s, two full months of bank statements for a purchase, and records for any gift or large deposit. The second is a set of address checks before you offer: county, school district, metro district taxes, HOA documents, and a radon test.

How recent do my pay stubs and bank statements need to be?

Under Fannie Mae's guide, your most recent paystub must be dated no earlier than 30 days before your loan application and show year-to-date earnings. For a purchase, bank statements must cover the most recent full two months. Credit, income, and asset documents can be no more than four months old on the day you close, so a long search means fresh copies.

How do I know if a Westminster home is in a metro district?

Ask for the certificate of taxes due and read the mill levy lines, or look the parcel up with the county treasurer. Colorado law requires a bold special district disclosure in every residential contract, and on a newly built home in a metro district the seller must also hand you the district's service plan and its maximum debt mill levy before the contract is signed.

Does Colorado require a radon test before buying a house?

No test is required, but Colorado law requires every residential contract to carry a radon disclosure, and the seller must share any known test results and give you the state's radon brochure. The state health department says about half of Colorado homes test above the EPA action level of 4 pCi/L, so I suggest testing during your inspection window.

Which county is my Westminster home in?

Westminster sits in both Adams County and Jefferson County, so check the parcel before you budget for taxes. The county decides where you pay property taxes and look up records. For loan size, both counties share the same 2026 conforming limit of $862,500 for a one-unit home.

Do I have to take a homebuyer class in Colorado?

Only for some programs. CHFA requires every CHFA borrower to complete a CHFA-approved homebuyer education class before closing, and each borrower registers on their own. Classes are offered in person and online in English and Spanish. Other loans may not require a class, so I confirm the rule for your program when we start.
